Your property would be listed in the Multiple Listing Service for Real Estate professionals to know about and contact us for information. If the home is vacant, a combination Lock Box will be placed on the door with a key so that Realtors can show it. All applications will be turned over to you to make a decision. A credit report as well as any supporting information will also be provided so that you, as landlord, can make an informed decision.
A "FOR RENT" sign will be placed on the property with my phone number to contact for information. Additionally a property flyer will be placed in a flyer box and/or visible window.
I will meet with and show your property to anyone that wishes to see it (with minimal pre approval). Usually a time each week will be set up that possible tenants can view the home and pick up applications if interested.
Your property will also be listed various websites including Craigslist.com and our office website, with information, map, and photos Prospective tenants will contact us to arrange a viewing of the property.
I will provide rental applications, credit reports, lease agreements and collect signatures. All original applications and agreements will be given to you once signed. I will retain a copy for our records. Once the property is vacated, if you wish, I will collect keys and review the condition of the property for you if you are located out of the area. I have a move-in and move- out checklist that is completed by the tenants.
All decisions regarding tenants will be decided by you with assistance from me as needed
My fee for the above services is 70% of the first month's rent payable when the lease is signed and deposit given.
All checks are made out to you as landlord and sent directly to you. New liability laws prevent Lake and Coast Real Estate from handling any of the funds. Additionally because of the complexity of Tax and Real Estate Laws, Lake and Coast Real Estate will not handle ongoing property management on your property. The contracted tenants will call you with any questions or issues. If I am able to handle vendor referrals to you for maintenance, I would be happy to do so.
I do not guarantee that the tenant will abide by the lease terms or the credit worthiness of any tenants. However, I check past rental references if available and interview the tenant and confer with you on the information I obtain so you can make an informed decision about them.
My role is to advertise your property for lease as mentioned above, answer inquiries and show the property, supply applications and lease agreements, and to communicate with you about the real estate market as I know it in this area. All decisions come from you, all money is collected and reported by you, all repair and maintenance work is contracted by you, and any and all legal issues are handled by you as landlord.
